As we’re sure you’ve seen – and probably experienced – the Real Estate market has been experiencing some drastic and significant changes in recent years. Many home owners who would like to sell to relocate, or perhaps downsize to a smaller or less expensive home are finding themselves unable to sell at the price that they need to. Perhaps they’re “upside down” – owing more on the home than they can currently sell it for – or close to it.

Meanwhile, many people currently leasing a home, or even current home owners who would like or need change their living situation, are finding it difficult to get the financing they need to purchase the home they would prefer. Or perhaps they don’t have the financial reserves or equity in their current home to provide for a down payment on a new home.

And with swift and significant changes to market prices, many Agents are finding it challenging to bring Sellers and Buyers together at a price that works for both parties.

Unlike traditional property management firms whose best interest is in keeping a home as a long-term rental, Waypoint is most interested in what best serves our clients. Our leasing program is designed to help convert a Lease into a Sale at the earliest possible time when it's financially feasible for Owners and Tenants. In addition to our standard property management services offered to Owners and Tenants, Waypoint also provides the following services:

For Owners/Sellers:

  • If you're not already working with a sales Agent, we’ll educate you on the home selling process and guide you to the right people and action steps toward selling your property;
  • We’ll monitor market conditions and notify you when prices rebound to a level commensurate with your needs and let you know when would be a good time to sell
  • We’ll connect you with Tenants interested in buying, or in a lease-purchase, and assist in negotiating terms that work for you.
  • If you have an existing relationship with an Agent , we’ll keep them informed and involved throughout the process, and work with them on the terms of sale when that time comes
  • We’ll provide and promote a program for Tenants wanting to convert to Home Buyers, attracting the highest quality tenants and potential buyers for your property.

A vacant home or a home you can no longer afford can quickly become a serious financial burden on an Owner. Leasing your property through Waypoint Residential Management can provide lease income that will allow you to offset your expenses, pay for repairs and updates, and maintain the home until market conditions are more favorable for a sale without drastically dropping your price to meet current market value.

 

For Tenants/Buyers:

  • If you're not already working with a sales Agent, we’ll educate you on the home buying process and guide you to the right people and action steps toward making the dream of owning a home a reality
  • We’ll notify you of homes in our inventory that are available for lease-purchase
  • As needed, we’ll negotiate terms with home Sellers to assist with your closing costs, down payment and/or loan rate buy down
  • We’ll refer you to credit repair specialists
  • We’ll introduce you to a lender that can give you specific action steps and goals toward qualifying for a loan

 

For Agents:

At Waypoint, we understand how critical your relationship is with your clients, and that you want to provide the best possible service to them at all times. Unlike other property management firms, we’re not interested in circumventing your relationship or your intention to assist your client in achieving their primary goal of buying or selling a home. We’ll keep you informed and involved throughout the lease process and coordinate with you on determining when conditions are right to facilitate a sale so that you can make informed recommendations to your client. When conditions are right for a sale, we’ll negotiate and work with you and the tenant to the best of our ability to make that happen.

You’ve heard that before. Well, for many in today’s real estate market, the balance of the money/time equation is shifting.
